Housing Australia has opened a new funding stream under Round 3 of the Housing Australia Future Fund (HAFF) to accelerate the delivery of social and affordable housing through shovel-ready, low-density projects.
Stream 5 will prioritise up to 1000 well-located Class 1 homes—detached and semi-detached dwellings—delivered in packages of 200. To qualify, projects must hold planning approval by February 2027 and start construction by May 2027, with expressions of interest opening on 14 September.
The announcement followed advocacy from Master Builders Australia, which had warned that low-rise volume builders and tradies were missing out on opportunities under the existing funding arrangements. MBA chief executive Denita Wawn welcomed the commitment and urged that it be rolled out efficiently and with transparency around delivery.
The Urban Development Institute of Australia also backed the move, saying it supported greater diversity in housing types and a better balance between higher-density infill and high-demand, lower-density housing.
